Start with four buckets

Before closing

Deposit, inspection or specialist reviews, appraisal where required, and mortgage-related costs.

At closing

Down payment, legal fees and disbursements, land transfer tax, title-related costs and adjustments.

Immediately after

Moving, locks, utilities, furnishings and any urgent repairs.

Ongoing

Property tax, insurance, utilities, maintenance, condo fees and a repair reserve.

Do not use a single percentage as your entire budget

Rules of thumb can be useful for an early estimate, but real closing costs vary by purchase price, property type, financing, eligibility for rebates and the transaction itself. CMHC notes that closing costs can include legal fees, transfer fees and disbursements, among other items. Build a line-by-line estimate with your lawyer and lender before removing financing conditions or finalizing your budget.

Condominiums add a different due-diligence layer

A condo purchase may involve a status certificate review, monthly common expenses, possible special assessments and rules that affect renovations, parking, pets or leasing. A lower purchase price does not necessarily mean a lower total ownership cost.

Plan for the first year, not just closing day

New owners often underestimate the concentration of expenses immediately after closing. A practical reserve should account for maintenance, small repairs, window coverings, moving, furnishings and seasonal costs. The appropriate amount depends on the property’s age and condition.
