Important: This calculator is for an owner-occupied Ontario home and uses standard planning assumptions. It does not calculate Toronto's separate municipal land transfer tax, non-resident speculation tax, HST/new-home rebates, lender-specific fees or every possible closing adjustment.
Rules built into the estimate
- Ontario land transfer tax uses the provincial marginal brackets for one- or two-family residences.
- The minimum down-payment logic uses 5% of the first $500,000 and 10% of the portion from $500,000 to below $1.5 million; homes at $1.5 million or more require at least 20% for this insured-mortgage planning logic.
- If the down payment is below 20% and the mortgage is eligible for insurance, the tool estimates the CMHC premium from loan-to-value. A 0.20% surcharge is added when a 30-year insured amortization is selected and marked eligible.
- Ontario's 8% retail sales tax on the mortgage-insurance premium is shown as cash due rather than added to the mortgage.
