How the estimate works
The calculator subtracts the entered mortgage payout and seller costs from the expected sale price. HST is calculated at 13% on the entered selling-service fee estimate. It intentionally does not guess your home's market value or mortgage penalty.
Questions homeowners commonly ask
Does this calculate my home's value?
No. The expected sale price is an input. A market-value review needs property-specific information and current comparable sales.
Does it include every closing adjustment?
No. Lawyer statements can include property-tax, condo, utility or other adjustments that depend on the transaction.
Why can the mortgage payout differ from my online balance?
A lender's payout statement can include interest, discharge fees or penalties that are not reflected in a simple current-balance figure.
