Oakville Property Taxes: What Home Buyers Should Know
Property tax is an important carrying cost, but it is often misunderstood. The useful distinction is between the assessed value of the property and the tax rate set by the municipality.
Assessment and tax are different things
MPAC determines property assessments in Ontario. Municipalities determine the revenue they need and set tax rates; the municipality then applies the applicable rate to the assessment. A change in market price does not translate mechanically into the same percentage change in your property-tax bill.
Oakville publishes the current rate and payment schedule
The Town of Oakville publishes current tax rates, due dates and payment instructions on its website. Because these values can change from year to year, this guide intentionally does not turn a current-year rate into a permanent calculator. Use the official Town page for the latest figure before making a budget decision.
What buyers should verify before closing
- Current-year tax bill and account status.
- How taxes will be adjusted between buyer and seller on closing.
- Whether a major change to the property could affect future assessment.
- For newly built homes, whether the current bill fully reflects the completed property.
Use tax as one ownership-cost input
When comparing two properties, consider taxes together with insurance, utilities, maintenance and any condominium fees. A property with a lower purchase price can still produce a different monthly carrying cost than expected.
