Real-estate statistics are most useful when they answer a specific question. The same headline can mean something different for a condo buyer, a detached-home seller and a long-term owner.
Start with the question you are trying to answer
“What is the market doing?” is too broad. A detached house in one Oakville neighbourhood can behave differently from a condo apartment elsewhere. First define the property type, approximate price range, location and time horizon.
Average price is not the price of a typical home
The average can move because the mix of homes sold changed. If more high-priced properties sell in one month, the average can rise even if like-for-like values did not move by the same amount. Use medians, benchmark measures and comparable sales where available, and inspect sample size.
Inventory and sales need context together
Active listings tell you how much choice is available. Sales tell you how much is being absorbed. New listings show fresh supply. Days on market can indicate pace, but it may be distorted by relisting practices or changes in the mix of properties sold.
One month is rarely a trend
Seasonality matters in real estate. Compare year-over-year and multi-month patterns, and pay attention to whether the number of transactions is large enough to support a strong conclusion. Small samples can create large percentage swings.
