Oakville Condo vs. Freehold: What Changes for Buyers

A condo and a freehold home can have similar purchase prices but very different ownership responsibilities. Compare the structure of ownership before comparing the listings.

What “freehold” changes

With a typical freehold property, the owner is directly responsible for exterior maintenance, major systems and most property decisions, subject to municipal rules and any registered restrictions. Costs can be uneven: a roof, furnace or drainage issue may arrive as a large one-time expense rather than a monthly fee.

What condominium ownership changes

Condominium ownership usually means you own your unit and share ownership or responsibility for common elements through a condominium corporation. Monthly fees can make some costs more predictable, but the corporation’s finances, reserve fund, rules and planned major work become part of your due diligence.

Compare total ownership experience

The right choice is not simply “which one costs less.” Compare control, maintenance responsibility, predictability of expenses, parking/storage needs, amenities, renovation plans and how long you expect to own the property.
